Exterior painting in San Diego

Sun, coastal salt, and inland heat all beat up a finish. We scrape, caulk, prime bare spots, and coat what is actually on the house.

How does exterior painting work in San Diego?

Exterior painting from Pacific Coast Contracting covers stucco, wood trim, fascia, doors, and previously painted siding on San Diego County homes. Loose paint comes off before new paint goes on. The estimate is free.

What is included

  • Stucco walls
  • Wood and fiber-cement siding that is already painted
  • Fascia, eaves, and trim
  • Doors and garage doors when they are in the scope
  • Caulking open joints before paint
  • Spot priming bare wood and chalky stucco

What changes the estimate

  • Square footage and stories
  • How much loose paint, chalk, and failed caulk is on the wall
  • Access: side yards, slopes, and second-story height
  • Stucco repairs that should happen before paint

Peeling film comes off

We do not paint over paint that is already letting go. If a wall needs more repair than paint, we say that before the price is locked.

Coast versus inland

A house a few blocks from the ocean and a house in El Cajon fail in different ways. The prep follows the wall, not a generic package.

Color on a real wall

A chip in the shade is not the same as a south wall at 2 p.m. We talk through that before we buy gallons.

From this kind of job

How it goes

  1. 01

    Look at the elevations

Photos of each side help. We still want to see chalking, cracks, and wood that is soft.

  2. 02

    Separate paint from repair

Wide stucco cracks and rotten trim are called out on their own line, not buried in a paint price.

  3. 03

    Wash, prep, coat

Dirt comes off, bare spots get primed, then we coat. We wash as part of paint prep. Driveway cleaning is not a service we sell.

Questions on exterior painting

How often should a San Diego house be painted outside?

It depends on sun, the last prep, and how close you are to the ocean. We tell you what the wall is doing now. We do not quote a generic year count.

Do you paint stucco?

Yes. Chalky stucco gets the prep it needs. Wide cracks may be a stucco repair, not just paint. We will say which one you are looking at.

Do you paint wood siding?

Yes, when the boards are sound enough to coat. Soft or split boards get called out before we paint over them. Full siding replacement is a different conversation.
